Repair, recoat, or replace?

Repair

If the bulk of your roof is in good shape and you’re dealing with localized issues — a leak around flashing, a single damaged seam, a small puncture — a repair is usually the right call. Done well, a repair can extend the life of an otherwise healthy roof by years.

Recoat or restore

If your membrane is structurally sound but starting to show wear (chalking, minor cracks, UV damage), a recoat or restoration can buy you 5–10 more years for a fraction of the cost of replacement. Best done before water has worked into the layers below.

Replace

If your roof is past its design life, has water damage in multiple areas, or is failing at the deck level, replacement is the responsible call. A patched roof at the end of its life will cost you more in repeated repairs than just doing it right once.

Signs your flat roof needs attention

Pooling water

Standing water more than 48 hours after rain is a sign of drainage or slope problems. Left alone it accelerates membrane failure.

Cracking or blistering

Bubbles, blisters, or surface cracks usually mean trapped moisture or UV breakdown. Catch it early and you can recoat. Catch it late and you’re replacing.

Interior stains

Ceiling stains, drywall bubbling, or musty smells in upper rooms almost always trace back to a roof leak that’s been quietly working for a while.

Flashing failure

Roof penetrations — vents, chimneys, skylights, parapet walls — are where most leaks start. If flashing looks lifted, cracked, or rusted, it needs attention.

Granule loss

On modified bitumen or SBS roofs, lost surface granules expose the asphalt below to UV. Look for shiny spots or buildup at downspouts.

Age

Most flat roof systems are designed for 15–25 years. If yours is 20+ years old and you haven’t had recent professional inspection, get one before next winter.

Seasonal flat roof maintenance in Calgary

Spring

Snow-melt season is when winter damage shows up. Clear debris from drains, check seams and flashings for ice damage, and book an inspection before the rains hit.

Summer

UV is hardest on a flat roof in July and August. This is the best window for repairs, recoats, and replacements — materials adhere and cure best in warm, dry conditions.

Fall

Clear leaves and debris from drains and gutters before the freeze. A blocked drain that freezes can cause backup and force water under your membrane.

Winter

Don’t shovel a flat roof unless absolutely necessary — it’s how membranes get punctured. If snow load is a concern, hire a pro with the right tools.

Choosing the right flat roof type

There’s no single “best” flat roof system — the right choice depends on your building, your budget, and how long you plan to stay. A quick orientation:

SBS Modified Bitumen (Torch-On)

Calgary’s workhorse. Excellent durability, proven in cold climates, repairable. Our most-recommended for residential and small commercial.

SBS Cold Process

Same membrane, adhesive-applied (no open flame). Great for buildings where torch-on isn’t practical.

TPO

Single-ply white membrane. Energy-efficient, reflective, good for larger commercial roofs.

Tar & Gravel

Old-school but proven. Heavy, durable, and well-suited to certain commercial and industrial applications.

How to choose a roofing contractor (anywhere — not just us)

Verify the basics

Licensed, bonded, WCB-covered, and insured. Don’t take their word — ask to see paperwork. A reputable contractor won’t blink.

Get a written warranty

Material warranties come from the manufacturer. Workmanship warranties come from the installer. You want both, in writing, with specifics.

Ask who’s actually doing the work

Some companies sell jobs and sub them out. There’s nothing wrong with subs, but you deserve to know who’ll be on your roof.

Beware the lowball

If one quote is dramatically cheaper than the rest, ask what’s missing. Often it’s tear-off, underlayment, flashings, or warranty coverage — the things that matter most.

Read reviews carefully

Look at how they respond to negative reviews. Anyone can rack up 5 stars from friends. How they handle a real complaint tells you who they actually are.
